Scope of service
Everything the fee covers, and everything it does not.
One fixed £595, plus the council’s application fee, and we do all of this for you. What follows is the whole scope, written out. A firm that will not tell you where its work stops is telling you something.
Included as standard
Eleven things we do for you.
From the first check to the council’s decision — all in the one fixed fee.
- 1
Eligibility assessment
Structured screening of the property and proposal, with the reasoning recorded.
- 2
Property and planning history review
What the records show about the property, its use and any relevant history.
- 3
Location and proposed block plans
Drawn to scale on licensed Ordnance Survey mapping, with the site edged red and dimensions figured.
- 4
Planning statement
The written case, prepared from professionally reviewed wording and the facts of your property.
- 5
Caravan compliance evidence schedule
The technical evidence organised against each statutory test, so an officer can follow it.
- 6
Occupation and ancillary-use declarations
Signed statements from the household about intended occupation.
- 7
Evidence pack assembly
Every document numbered, revised, dated and listed in a schedule that matches the drawings.
- 8
Human quality review
A person reads the whole application before it is approved for submission.
- 9
Submission preparation
The application prepared and lodged with the correct authority.
- 10
Validation correspondence
We answer the authority’s validation queries and supply what they ask for.
- 11
Routine application tracking
Progress monitored to decision, with correspondence recorded on the case.
Evidence-led applications
Built on evidence, not adjectives.
Every piece answers a question the council is required to ask. We gather it, number it and list it — and if something is missing, we tell you before anything is submitted.
- Appendix A
Site and block plans
The property, the red line, and the annexe positioned to scale with figured dimensions.
- Appendix B
Unit drawings and dimensions
Floor plan, elevations and cross-section, with the internal height dimensioned.
- Appendix B
Chassis and support system
What the unit is built on and how it bears on the ground.
- Appendix F
Whole-unit mobility
Evidence that the assembled unit can be moved, not merely that it arrived in pieces.
- Appendix F
Transportation and lifting
Lifting points, towing points, and how a move would actually be carried out.
- Appendix F
Demountable utility connections
That services can be disconnected — the unit is connected, not plumbed in permanently.
- Appendix F
Manufacturer’s compliance statement
A signed statement addressing each element of the statutory definition.
- Appendix E
Intended occupation and household relationship
Who will live there, and how the household remains one unit.
The drawings
Two plans, drawn to scale, by us.
A location plan showing your home in its setting, and a block plan showing the annexe exactly where it will stand — with the two distances an officer checks first.
- Licensed OS mapping, bought by us
- Dimensions from surveyed data
- Numbers that match the schedule
- Print-ready at a stated scale
Your part
Four small things only you can give us.
Everything else on this page is ours to do.
A short questionnaire
10 minutes maxAbout your household and how the annexe will be used. We send it; you fill it in.A few photos
5 minutesThe garden and where the annexe will go. Your phone is fine.A read and a signature
10 minutesLook over the finished pack and sign the declarations we write for you.The council fee
2 minutesWe set the payment up. You log in and pay — that’s it.
Not included
The few things outside the fee.
Most cases never need any of them. If yours does, we tell you before anything is commissioned and quote it separately.
Nothing is ever added quietly. The council’s own application fee is paid straight to them — we set it up, you just log in and pay. See pricing.
Bespoke land and measured surveys
Where a property needs one, it is arranged separately and quoted before it is commissioned.
Structural and engineering evidence
Beyond the manufacturer’s standard technical pack.
Enforcement matters
Where a unit is already sited and the authority has taken an interest, the position is different and needs separate advice.
Appeals
An appeal against a refusal is a separate piece of work with its own scope.
Full planning applications
Where a proposal needs permission rather than a certificate, that is a different application.
Next step
Two minutes from you. We’ll handle the rest.
